Understanding HM Land Registry sold prices
==========================================

What the Price Paid Data does and does not tell you, and why it is the best free starting point for understanding value.

 We build property valuations on HM Land Registry sold prices, EPC floor areas and the UK House Price Index. Reviewed June 2026.

HM Land Registry Price Paid Data is the public record of completed property sales in England and Wales, going back to 1995. It is free, open, and updated every month. It is the backbone of any serious valuation.

What it contains
----------------

Each record has the sold price, the date, the full address and postcode, the property type (detached, semi-detached, terraced or flat), whether it was a new build, and whether it is freehold or leasehold.

What it does not contain
------------------------

It does not include the asking price, the floor area, the number of bedrooms, or the condition of the property. That is why a good valuation combines it with other sources: the EPC register for floor area, and the UK House Price Index to adjust for time.

Why price per square metre matters
----------------------------------

Two homes can sell for very different totals simply because one is larger. Converting each sale to a price per square metre, using EPC floor areas, makes them comparable and reveals the underlying rate the market is paying in an area.
